Top 5 Tips to Finding Your Perfect Studio Space
Here are our top tips on how to find a studio space to fit all of your needs whether you are a photographer or videographer.
Figure out how much in rental costs your business can support.
Search for spaces within your budget and schedule site visits. Visit as many as you can, we looked at 14 spaces before landing on the space we have now.
Things to take into consideration while on your search, does the space have: large, natural light windows, how high is the ceiling, is it sound proof, does it have a restroom facility (if shared is it clean), does the space have heating and AC, do you have control over the temperature in the space, what is the material of the floors (although an old wooden mill floor is aesthetically cool, its not as functional because of color cast and moving light stands or camera stands with ease), does the building have an elevator, is there parking and how easy is it to load and unload equipment in and out of the space, is there room to expand. The list goes on and on, so be sure to list out what your priorities for the space are.
Be sure that you understand the lease terms. For example, some facilities cover all utilities, some have what is called a triple net lease which means the tenant pays utilities, maintenance, and a portion of the real estate taxes. It may be in your best interest to run the lease terms by a lawyer.
Have a plan if the space needs renovation, construction costs are no small thing and should be considered a long term investment. Getting quotes from multiple contractors will help you gauge where the cost of a project could land.
